The site consists of retail and multi-family, garden style residential complex constructed in 2003. The complex originally included 304 residential units located on the upper levels of an eight-story building. A clubhouse and fitness center is located on the north corner of residential floor one. The clubhouse contains men's and women's restrooms. Retail tenant spaces are located on the upper and lower levels of the parking garage which total 21,890 SF. All of the original 304 dwelling units have been converted to condominiums from apartments and sold. A two-level parking garage is located under the residential levels that provide approximately 377 parking spaces. The structure is supported on reinforced concrete foundations with a monolithically poured slab on grade, poured-in-place concrete foundation walls at the parking garage perimeter, reinforced concrete beams and columns supporting elevated posttensioned concrete floor slabs. The building exteriors consist of a combination of Arriscraft cast-stone block (lower one-fourth of the building facade), brick veneer (middle one-half of the building facade) and exterior insulation and finish system (EIFS) (upper one-fourth of the building facade). MEP systems include electric split system HVAC units, 125 amp, 240 volt electric service with copper wiring, and municipal water and sewer services. The entire building including common areas, retail spaces, parking garage and dwelling units are covered by fire sprinkler systems. The roofing located on the "main" low-sloped roof area consists of a TPO single-ply roof membrane. The roofing on the steep-sloped mansard facade areas consists of concrete "slate-style" shingles on pitched plywood decking. Round-top window dormers located within the concrete tile areas are covered with factory-painted architectural metal roof panels.
